I started a small car dealership specializing in a specific model. It’s all I sell. I know the vehicle so well that I can diagnose most issues, I have an inventory of parts so I don’t have to order and wait for stuff to arrive. I do it on my days off from my full time job. I currently have about $225,000 cash and another $120,000 in inventory that I own outright from the dealership.

Rentals - $2600 monthly currently after taxes/insurance/expenses. 2-3 ish hours of work a year. Ember and OC's - $465 a month. 5 minutes a day Dividends - $150 a month. No time spent.

It was a large upfront investment in time and money, but my husband and I opened an unmanned indoor golf facility. Opened on Oct 2024, spend an hour or so a day on average on it now, and it makes more than either of our day jobs.

My niche website. I've been running it since 2017. I had several other sites that were successful at one point, but this is the one that survived all the algorithm updates, traffic shifts, and other craziness over the years. I think a big reason is that it never depended on a single traffic source. When Google was down, Pinterest or social media picked up some of the slack, and vice versa. After all these years, I've developed a bit of an emotional attachment to it. I've had a few offers to sell it, but I always turned them down. At this point, I think I'll just keep riding that horse until it dies.
